About A Private Lender

A Private Lender is my Colorado based private/hard money lending business. It is owned and operated by me, Michael G. Rosenberg. I have 45 years of professional experience in law, real estate, and finance.

I provide loans for commercial ventures to people and businesses that have been turned down by banks and mortgage companies. I do not lend on owner-occupied residential property.

When you call or email me, you get me, not a call center. You won’t be shuffled to an anonymous team member, you will reach me on my personal cell phone or through my email. I won’t talk over you or interrupt you. I don’t read from a script. Our conversation will NOT be recorded for security, training purposes or any other reason.

BASIC TERMS AND CONDITIONS

Term: 1 to 2 years. Extensions are negotiable.
Collateral: First  position on commercial real estate. No owner-occupied residential property.
Maximum loan to value (LTV): 70%
Interest: Rates vary from 10% to 12%

Origination costs may consist of an appraisal fee or a Broker’s Price Opinion (BPO) fee, the cost of title insurance, closing costs, and recording fees. In addition, I am paid a commission for providing the funds. The commission will be between 3 and 5 points.
